Hello my Name is William, I have a family of 6 we are wanting to buy some land as we currently live in an apartment in St.Louis Area. We recently started prepping for our urban environment but we do not know where to start and now in the time we are in right now. Any tips to find a good location that we can get some land and what to look for while looking for land when it comes too.

I looked online for ages til I had an area narrowed down. Eventually you will need people on the ground in the area you are considering moving to. You can learn a lot about the zoning and whatnot by looking at the county pages. You can get an idea of general price per acre, weather, taxes, etc... but at some point youll have to go there and look, talk to neighbors. Better still, decide and find a good realtor once you decide on an area. They know the ins and outs and can help. We did all those things. The last thing we did was contact a realtor in the area we decided upon... mostly because we didnt want to have to field phone calls and stuff til we were pretty certain where we wanted to go. Plans are so changeable, its hard to be too sure what will work, but its a pretty good starting plan My best suggestion is to make a list of 10 things you want... then find the TOP ONE OR TWO... make them priority/ must have. The rest can be dealt with in time. Happy hunting-- rather, happy finding. .

waabm97, Welcome. Did you have any particular location or area in mind? We are in South Central Missouri and prices on property are skyrocketing. Are you looking for something with a home on it already?

I bought some Missouri raw land once, it was 8 acres in Texas county in the middle of no-where. Wish I kept the place I miss it, real close to the big piney river. It was one of those low down payment places that finance land for the city slickers. It worked, I paid it off and finally ended up selling it for a profit. The more rural a county is the easier it is with building homes and restrictions.
